Founded in 2009, Amanda Orr Architects is a multi-disciplinary firm specializing in various architectural needs. We strive to create complete projects that respond to the functional, aesthetic and economic desires of each client by establishing a close working relationship and dialogue throughout the design process. We find each project to be a new and challenging creative adventure.

New architectural structures are exciting as we are able to establish the client's personal style + family needs and develop those into a structure that blends seamlessly with its surroundings and environment. Renovations are different in nature, but in a good way. We work to enhance the existing architectural style of the structure with an up-to-date addition/renovation; this will extend the life of the home for many years, and it is a joy to witness each client's utilization of these enhancements.

Amanda Orr is a registered architect in the states of Georgia, New York, and North Carolina, and principal of Amanda Orr Architects.
Services
Whether a new home or renovation, Amanda Orr Architects will work with each client from the beginning of the design process (schematic design) through permitting and construction.
An initial meeting establishes each client's goals, program and budget.
From there, schematic or rough drawings will be formulated and developed with further input from the client; this process leads to construction drawings that are suitable for permitting/building.
We work closely with contractors to ensure design details are fully understood so the ultimate structure is faithful to the client's intentions.
The bones of this 1922 Neel Reid gem and a little design ingenue were all that was needed to breathe new life into this house for a family of five.
A new kitchen and butler's pantry were carved from a 90's era kitchen and old service porch; a master bathroom stands where a sleeping porch (cum a carpeted bathroom) once stood.
We also gained an extra bedroom and bath within the attic for a cozy guest retreat.
It is now ready for its next 100 years!
This gorgeous piece of property needed a home that matched its serene setting.
Every space in the house was renovated, kitchen relocated, master suite expanded, and third floor attic turned into the ultimate kid hangout.
We used features such as the triple height foyer and 20' tall great room to our advantage, soaking the main spaces in light.
It is now the perfect compliment to both the site and a family of five.
This house already had many thoughtful details, but our clients wanted it to function more efficiently for entertaining and everyday, casual living.
We utilized the traditional one car garage for a mudroom, and completely transformed the main floor.
It gained a new guest suite, foyer, a kitchen with connected and warmly paneled breakfast room, spacious walk in pantry, butler's pantry, new family room and covered porch - both with fireplaces.
Below the covered porch is a basement rec room that is now perfect for movies, ping pong, shuffleboard, and more.
This project was all about clean lines and reduction.
We used the existing bones of this stately home, but opened it up both interstitially and to the backyard.
There is now a graceful flow of light from the front door to the back hall, from the kitchen thru to the family room, from the dining across to the living room - maximizing ease of movement throughout.
The exterior was also updated to accommodate a new and expansive terrace along the back of the home, replacing a multi-tired wooden deck and large overhangs.
