Founded in 1953, Papp Architects, P. C. is presently headed by principals Philip Fruchter, AIA, Jeffrey Hinksmon, AIA, and Patrick Bates, AIA, whose varied backgrounds promote a diversity of architectural design solutions. The firm owes its longevity to its ability to change and grow with the demands of the marketplace and to constantly evolve to incorporate the latest technology and highest standards of the profession.

Personal service to our clients, imaginative design approaches to the challenges of architecture, and close control of time and budget constraints are the prime objectives of the firm office. Services
Program and Design: The design of the lobby renovates a stylistically obsolete space and incorporates a modern material palette of etched glass wall panels, pewter metal surrounds and marble insets, and features a walnut wall sculpture and a custom arranged pendant light sculpture.
The design of the entrance plaza re-vitalizes an underutilized amenity space with new building signage, exterior wood pavers, landscaping, lighting and custom furniture.
Program and Design: The building is the most prominent site in Mamaroneck and is the gateway into the village.
Program and Design: Replaced existing underground utilities with a new, nine foot diameter underground utility tunnel.
Using a Tunnel Boring Machine the utility tunnel was installed 40 feet below grade.
This design approach minimized environmental disturbance and maintained uninterrupted utility services to existing buildings.
Daily operations and traffic circulation were also undisturbed during construction.
The tunnel is 2,000 feet long and provides for convenient installation of future utilities and technologies.
