Thomas Baio Architect is six person architectural firm located in Millburn, NJ. The firm holds licenses to practice architecture in New Jersey, New York, Connecticut, Vermont, and Florida. Our practice was founded in 1991 by the principal architect Thomas Baio and boasts a diversified staff of designers & graduate architects from universities around the U.S. Our firm's work has been recognized in consumer magazines, trade publications, local and statewide newspapers, and a several television news reports.

Our concentration is in high quality projects in all fields of residential, institutional, and commercial work. With services that include design for renovation, restoration, and new structures, as well as site planning, master planning, and interior design. We have designed and built over 2800 structures. We believe practical experience in solving real-world problems, combined with a cost effective solution is the best way to ensure that a project gets built.

This is the first step to starting your building project.
We visit your home, or property, listen to your needs to better understand the expectations of your unique construction project.
Our goal for this meeting is to leave with a complete understanding of your project, in order to create a design solution.
Your goal is to communicate with us what you need/desire.
We listen to your needs, offer preliminary solutions, and explain the costs and process of design and construction.
This service is no cost to the prospective client.
This is the first step of the architectural services agreement.
During this phase, we conduct a thorough documentation of the existing site.
We will take measurements of the existing building, or property, and take photos.
Meanwhile, clients should collect images of desired solutions or designs from books, magazines, or websites.
Clients should also make a list of their project goals.
This phase of work typically accounts for one third / one half of our meetings, and consumes about one half of the total fees paid to the architect.
Once the preliminary design has been developed and approved, the construction drawings are prepared.
These are the technical documents that are tailored to the requirements of the municipality, the project, and the client needs.
They also instruct the builder(s).
This phase of work typically takes one half of the remaining meetings quoted.
Fees for this phase of the services are quoted within our original proposal.
A well produced and detailed set of construction drawings is crucial when building a structure.
It is normal for us introduce several contractors for your project.
The contractors, who have work with us, understand that others are also bidding these same drawings.
Different building contractors bring alternative ideas to the bidding process.
Among many of the issues which need to be reviewed in selecting the right builder for your project are the four aspects which we have found to be the most crucial: Price, Quality, References, and Speed.
These crucial points properly reviewed in advance help avoid the pit-falls of selecting the wrong builder in haste or from the appearance of the lowest price.
As construction completion approaches, we thoroughly inspect your home to ensure that it is as we had expected and then help produce a punch list of items needed to be completed before a final payment is made.
Finally, lien waivers are obtained and forms distributed to the contractors for execution and return to the client at which point the construction project has ended.
