Neil Jorgensen operates J3 Architects from northern King County with a passion for architecture and a compilation of more than twenty years of experience in the field.
Over the years, he has established a network of positive relationships with engineers, contractors, and building departments.
His enthusiasm for the art of architecture runs deep.
Neil's interest in architecture started in Illinois during his junior year at Glenbrook South High School.
Through winning a high school design competition, his house was selected and built by the students the following school year.
The client wanted two extra bedrooms over the existing garage, extend the den and bedroom above and create more of a focal point entry.
The main objective for this remodel was to add (2) bedrooms above the garage, extend garage forward, update the entry and change the style to Northwest Craftsman.
Add master bedroom suite over existing detached garage and ADU, update and rearrange main living space, and upate exterior to a more modern look.
After investigating several options, the best plan was to flop the kitchen and dining room.
Zoning: helpful to research prior to meeting.
There are many constraints on every lot that need to be considered - determining setbacks, height limits, FAR (floor area ratio), sensitive areas, lot coverage, impervious surface coverage.
Septic or Sewer: if you are on a septic system, it will add another layer of reviews.
Most jurisdictions require you to submit to King County Health separate from the building permit.
This review often takes as long as the building permit, so it is best to start as soon as possible.

If necessary, measuring your entire house, or part of your house generally takes two people.
Note: our measuring system is very precise and drawn partially in AutoCAD as we measure.
Once measuring is completed, it will take 1-2 hours to finalize the asbuilt plans back at the office.
Onsite Consultation: $150 Fixed fee.
If we measure when out for consultation, this fee is waived and the preliminary drawing deposit is collected.
Coordination with consultants, Architectural Review Committees, Jurisdiction meetings: $135/hr.
